Moving into a new home can be expensive as well as exciting. To help those who may not have the basic items needed to set up a home, such as a bed, sofa, fridge and carpets, we have a Furnished Tenancy Scheme to provide these items. Unfortunately, no single items can be provided as the scheme operates fixed packages with fixed weekly charges.
We only have a set number of furnished tenancies now, although, if successful, we may look to increase this number in the future. A Furnished Tenancy Package includes an additional Weekly Service Charge for the furniture, which may be covered by Housing Benefit or Universal Credit housing payments if you are on a low income. The Service charge is in addition to your Rent Charge for the property, and the charge is payable for the duration of the tenancy. At no point do the items supplied become your property.
If you are entitled to Housing Benefit o the Housing Element of Universal Credit, the charge may be fully covered, or part paid depending on your circumstances. You need to consider whether the extra charge is affordable to you.
How to apply for a furnished tenancy
You can find Furnished properties on the Angus HomeFinder website. You can see some photos of the first one below.
If you are registered and have an active application, you can bid for a furnished property on this site.
Who is responsible for looking after the furniture?
You are responsible for looking after the furniture. However, if furniture needs replacing through genuine wear and tear or faults occur, we will repair or replace it.
You must let Housing staff into your home to carry out yearly tests on electrical goods and inspect other goods provided through the furnished tenancies scheme.
Can I ever own the furniture?
No, the furniture always remains the property of the council.
Mid-Market rental properties have an affordable rent which is typically lower than a private rental but higher than rents for a council or housing association property.
To be eligible for these properties, applicants should be aged 16 years and above and have a minimum income of £20,000.
The allocation policy allows those applying through Mid-Market Rent to have one additional bedroom above their current housing need.
The properties are due for handover in May 23. If you are interested, or know someone who would be, then information on the properties and how to apply can be found on the Sanctuary Scotland website.
When we process your application, we will tell you whether your household type is BID or MATCH. This lets you know whether you can bid on properties or will be matched to a property.
Applicants who need supported or fully adapted housing will be MATCH applicants and will be matched to a property without the need to bid.
Applications from people in an institution (e.g. hospital, prison or care facility), who cannot bid will be matched to suitable accommodation when this becomes available.
We know that our allocation policy doesn’t cover everyone’s circumstances. The policy allows for exceptional circumstances and discretion to be applied where you need to move or be housed urgently. In some cases, you may be matched to a property if we need to offer you housing quickly and a suitable property becomes available.
All other applicants are BID applicants and will have to bid for available properties.
When we process your application on Angus Homefinder, we will tell you if you are a Starter or Mover based on what you tell us.
When we advertise properties they will be advertised to Starters or Movers or both. To make the best and fairest use of our housing, the following guidelines will generally apply:
Properties with two or fewer bedrooms will be advertised as 65% to starters and 35% to movers;
Properties with three or more bedrooms will be advertised for both starters and movers;
Ground floor, barrier-free properties will be advertised for both starters and movers, regardless of size;
Sheltered / Retirement / Amenity and Adapted or Adaptable Housing will be advertised for starters and movers
If you place a bid on a property that doesn’t match your category you will get the following message and the bid will not be accepted.

It is now almost a year since we moved to our new online housing application and choice-based lettings allocations system.
We must carry out regular reviews of applications to make sure the Common Housing Register is up to date and the details we have are accurate for any bids you make.
Our HomeFinder team plans to start carrying out the first review from the new system on week beginning 18 October 2021.
We’ll review 100 applications at a time so you may not be contacted straight away. When you are asked to review your application, we’ll send you an email advising you to log in to your application to tell us if there has been any changes to your circumstances. Please also check your junk or spam email folders. If we do not hold an email address on your application, we’ll send you a letter. It’s important you do not ignore this or your application could be cancelled.
Remain on the Housing Register
If you want to stay on the Housing Register, you must log in to your application and complete a Change of Circumstances, even if there are no changes to be made. If you have forgotten your log in details, you can request a reminder of these on the log in page.
Once logged in, you should click “Report a change of circumstances”. This will then take you through your application form so you can check all your details are correct and submit the application.
Follow the prompts using the “Next” button until you reach any section you want to change and make the changes required.
At the end of the application, make sure you enter the current date in the privacy notice then click “Finish”.
Any changes you make on this form will be reviewed by a member of our team before they take effect. You will still be able to bid for properties during this process, unless your application needs further assessment on medical or support grounds.
Cancel your Application
If you no longer wish to remain on the Housing Register you can cancel your application by logging in and selecting “Cancel my application”, shown below:
If you do not respond to the review within 21 days, we will cancel your application, and you will not be able to bid on or be matched to any available properties. However, if you contact us within three months of cancellation, you can go back on to the CHR. The date of registration will be the date you made the original application.
If you need further advice or assistance, you should contact any local library
